A separate route for property owners
Dubai Land Department’s Investor Residence Application (Taskeen) is linked to property ownership in Dubai. Its service page lists a two-year investor visa. This is different from residence through an employer, a freelance permit or company ownership. Tell us which property ownership arrangement applies before comparing a quote; the phrase “investor visa” alone does not identify the route.
What ownership criteria does DLD publish?
Checked on 17 October 2026: the DLD service terms allow an individual property owner to apply regardless of property value. For joint ownership, the published condition is a share value of at least AED 400,000. These are the criteria stated on the linked service page, not an approval decision for a particular property or applicant. Confirm the title, ownership structure, any mortgage and current application conditions directly with DLD before making a purchase or relying on a residence outcome.
Two-year investor visa fee: read the scope
DLD currently lists AED 10,212.50 for its two-year investor visa. This is a published authority service figure, checked on 17 October 2026, not a Dubai Visa package price. Request a current breakdown and confirm what is included, any additional applicable costs and any separately agreed assistance charge. Family and parent residence have their own listed fees and validity; do not assume they are included in the investor amount.
Documents to confirm before the appointment
DLD lists a passport, an electronic title-deed copy, a personal photograph, an Emirates ID if available, and the current residence visa or entry permit if available. Its checklist also includes a Dubai-issued good-conduct certificate addressed to Dubai Land Department. Confirm document formats and current requirements through the official service. For an initial enquiry, describe the ownership and your current status; do not upload title deeds or passport copies to this website.
Attendance, family enquiries and next steps
The official checklist says the applicant must attend in person and that companions or representatives are not allowed. Any enquiry assistance should therefore be distinguished from appearing for the applicant. DLD also describes spouse and child sponsorship subject to its criteria, with separate documents and fees. Ask which category and validity applies to each family member.
Prepare a useful WhatsApp enquiry
Tell Dubai Visa whether the property is individually or jointly owned, whether you are inside or outside the UAE, your passport nationality, and whether this is a new application or renewal. Ask for the current DLD checklist, appointment sequence, authority fees and the precise scope of any assistance. Final eligibility and issuance are decided by the responsible authorities; a quotation does not extend an existing visa or establish approval.
